In 1996, Tim Shea and Steve Molnar merged Molnar Construction Development, Inc. with Timothy Thomas Limited Liability Company to form Shear Development LLC. The focus of Shear Development was the construction of custom single family residences on coastal sites, particularly on the Central Coast of California.  The philosophy behind Shear Development was to build homes that would stand out from those of other builders—homes whose quality of design, materials, construction and siting would result in high-end unique properties for discerning buyers.

The evolution of a Shear Development home begins with site selection.  Each future home site is then developed as if it were a custom home being built personally for a member of the design team.  Designs, architecture and layouts are individualized to take advantage of views, topography and solar access.

Shear Construction carefully sequences all aspects of construction to maximize the completion of the project.  The finest building materials are carefully researched and then selected for use in construction.  The quality of materials and construction are never compromised.

Steve Molnar and Tim Shea both graduated in 1992 from California Polytechnic State University - from the school of Architecture with a concentration in Construction Management.  Tim’s family has a construction legacy going back to the late 1800’s, and currently operates one of the largest privately held construction  companies in the United States.  The primary business of the family is “Shea Homes,” which has developed communities in California, Arizona, Colorado and North Carolina. Tim has worked as an engineer and manager on several large projects.  He has also worked as a surveyor and a developmental construction manager on many new developments. 

Steve learned the construction trade from the ground up by working as a journeyman in the trades where he has specialized in concrete, framing and finish work.  He has also worked as an engineer, estimator and superintendent on several area residential and commercial projects with Maino Construction and Midland Building Corporation.  Additionally, Steve is an artist, with an artist’s eye for design and beauty.

Shear Development has appeared in several magazine and newspaper articles where it has been lauded for “unique and beautiful designs.” Shear Development has set new records for the highest amount for which a home has sold on the Central Coast.  Shear Development homes are works of art.  “When a new owner purchases one of our homes, he/she gets exactly what he has paid for,” says Steve. “All of our former clients have been extremely happy with their new homes!”
